What is Development Access Design? 

For all new development, be it either a single new build or a multi-unit large scale development, access to and from a site is a key consideration as a potential constraint and also fundamental for the approval of a development through the planning process.

We are able to review the options to access a site, be it a brownfield site with an existing access, or a greenfield site with only field gates or no road access and provide options to meet the access requirements as set out by your local highway authority or national standards where applicable.

When Can we Help with Access Design?

We can produce access proposal drawings which demonstrate a new junction layout and the required geometry and the required visibility splays, with the associated impact on adjacent planting and trees as well as street furniture. We work with the stringent requirements and look to achieve a compliant access proposal to satisfy your local authority. Proposals typically cover:

• Internal highway widths for adopted and private accesses

Designs are compliant with the Highway Authority Standards, Design Manual for Roads and Bridges (where applicable), Manual for Streets, and Manual for Streets 2. We can also liaise directly with your local authority to agree the required provisions and any needs for additional survey work.

Designs and drawings are provided in PDF and DWG format for inclusion within the wider masterplan.

This design element can be used to inform a site layout, as accesses are often a fixed item in a development layout, and are often required to satisfy your local Highway Authority and Local Planning Authority.
