What are Planning & Development Constraints?

If you are a developer or looking to build a new home on a brownfield or greenfield site it is always best to know the inherent engineering constraints of the site and to identify opportunities and constraints to understand their potential impact on your desired development and to ensure they are costed appropriately, either through the bidding process or through the design process.

Build costs above ground and for the superstructure are generally well known and can be costed accurately. It is costs belowground for un-seen items or for main infrastructure elements that are often unknown which can be significant risks to a project.

When do you Need to Consider Planning and Development Constraints?

We can provide an engineering assessment, which is usually desktop based for a fast turnaround if required to feed into a bid for a development site, to look at;

  • General levels constraints
  • Drainage constraints such as existing sewers and related easements
  • Local drainage and flooding policy
  • Identify the principles of a drainage strategy for any new application
  • Expected ground conditions in relation to drainage
  • Identification of Source protection zones and their potential impact on a future drainage strategy
  • Existing utilities records and potential supply issues
  • Obtaining budgetary utility supply quotes from the main providers

Information can be provided in a formal report if required and this can be used internally within your organisation or submitted to finance providers to help de-risk a site for investment. We can also identify the key areas that need further work and where additional information would be needed prior to an application, such as ground investigations (stages 1 and 2), soakaway testing, drainage surveys to identify off-site connections or existing adopted assets close to or within a site.
